COUNTY OFFICES:

The county offices I frequent in the course of my real estate practice are:

  • the county recorder, which maintains records of deeds, mortgages, easements, leases restrictions, some types of liens, and other documents filed which can affect title.
  • the county auditor, which maintains a list of properties and their current tax valuations
  • the county treasurer, which maintains records of payments and credits made and applied to real estate taxes,
  • the county engineer, which approves legal descriptions and maintains maps,
  • the clerk of courts for the common pleas, which maintains a docket of judgment liens and lawsuits affecting title to real estate, and
  • the clerk of the probate courts, which maintains a docket of cases involving deceased and incompetent titleholders.

In my practice, I also frequently refer to the municipal court's clerk of courts for information regarding small claims cases, other civil cases, and evictions.  The municipal court is also an excellent resource for screening potential tenants who have resided in the area for a while and claim never to have been evicted.

Web sites for these offices are not uniform from county to county, and the amount of information available online varies from nearly everything to practically nothing.  Statewide resources that offer links to the web sites in individual counties are:
